Capt. Cory’s Fishing Report

The flats fishing for February was phenominal. We have been catching some beautiful Snook, Redfish, trout, Flounder and even Pompano! With both warm weather and water tempatures, these wonderful catches should continue on through March. The Trout fishing has been great in southern Pine Island Sound, on hand picked shrimp under a cork or a 3inch Gulp! shrimp on a jighead. As the schools of Redfish have continued to show up, most of the fish caught out of the schools have been anywhere between 29-36 inches. The redfish can also be caught on the shallow water grassflats during low tide, and along the mangroves at high tide. Snook fishing has also began to pick up around the creeks of Pine Island and northern Matlacha Pass. Most of the Snook have been 20-30inches and will put up a great fight! With February producing so many good catches, I am really looking forward to see what March will bring in. Once again, its still not too late to book a trip for Tarpon season! Brought to you by Capt. Pine Island Real Estate News: A burst of sales made the first quarter of 2012 the best in six years for real estate sales on Pine Island. A total of 113 properties sold, with a dollar volume of $20,115,749. This was the best first quarter since 2006, and the first time since 2006 any single quarter exceeded $20 Million in sales.
Compared with 2011, the dollar volume of sales in 2012 increased an encouraging sixty nine percent! Compared with 2011, the number of sales in 2012 increased twenty eight percent.
Prices in almost every residential housing category increased. The median price of a waterfront single family home was up three percent. The median price of an off-water single family home was up four percent. The median price of a manufactured home increased the most, up ninety-two percent!
These changes reflect the fact that the lowest priced residential properties are selling quickly, inventory is less, and so prices are gradually increasing. Interestingly, the number of distressed property sales (foreclosures or short sales) has remained the same: twenty-two percent of residential sales, both in 2011 and 2012, so there are still opportunities there.
Land prices remain flat, with sales prices in 2012 virtually the same as those in 2011. There is still a large inventory of vacant land for sale, nearly 300 parcels are listed for sale.
A summary of first quarter 2012 Pine Island Real Estate sales:
35 Single Family Waterfront Homes sold, median price $275,100.
27 Off-water Single Family Homes sold, median price $118,000.
4 Condominiums sold, median price $189,950.
20 Manufactured Homes sold, median price $127,500.
2 Multi-family Homes sold, median price $90,500.
3 Water front Lots sold, median price $110,000.
17 Off-water Lots sold, median price $10,000.
2 Commercial properties sold, average price $82,500.
As of April 9, 2012, another 78 Pine Island properties are under contract, promising a strong second quarter of 2012 as well. Pine Island’s January Fishing Report

Welcome to www.bluewaterpi.com’s monthly fishing report. This month’s letter comes from Capt. Cory McGuire.

Happy New Year from Falling Tide Charters!

With December containing the best fishing and weather we’ve ever had, I had several great charters which included 15-20 Reds as well as 4 charters where we caught over 30!
One of those days starting off rough as out of town Mullet fishermen ran over our spots, Richard Brusca, his brother in law Billy and friend Ralph Demarcos ended up reeling in plenty of Reds on live Shrimp fishing in the potholes. At the end of the day, we ran back in a secluded bay and proceeded to catch 15 more Redfish on white Gulp! jerkbaits. It was a great trip with even better people.

The Trout fishing has steadily been picking up with most of them being caught on live Shrimp, Gulp! jerkbaits and rattling lures.
This kind of fishing should continue through January and give us a good start to the New Year!

Tarpon Season ~ Its not too late!

For those of you that have yet to experience Tarpon season, let me tell you its something that you don’t want to miss! The short time between May-July, Tarpon migrate into world famous Boca Grande Pass, Captiva Pass and you may even see them in Pine Island Sound. There is nothing like the thrill of fighting a fish that just might weigh more than you! I only have 11 full days left in May as well as a few afternoons so don’t wait!

For those of you who have returned to Pine Island, welcome back to it’s awesome beauty. Although our waters have cooled, they are turning the azure color with the exceptional clarity we have come to expect during our winter months. The gorgeous weather we have had for the past two months makes it more pleasant for this time of the year and, hopefully, it will continue for the remainder of the winter. As of January 1, 2012, activity inventory for the entire island is 188 single family homes priced between $60,000 and $2,395,000. There are 258 land parcels ranging in price from $5,500 to $4,000,000.
